But navigating the mortgage process can sometimes feel overwhelming. Even if you’ve done it before, getting the right mortgage advice is essential. Whether you need help arranging a new mortgage or porting your existing deal with your current lender, I’ll be with you every step of the way, making your next move as smooth and stress-free as possible.

THE PROCESS.

Step 1: Understanding Your Needs and Getting Pre-Approved
 

We’ll begin by discussing your circumstances and priorities to identify the best mortgage solution tailored to you. I’ll provide all the information you need, along with a Mortgage Agreement in Principle (AIP) certificate, so you can start viewing properties with confidence.

 

Step 2: Finding and Making an Offer on Your Ideal Home
Once you’ve found the perfect property, I’ll guide you through making an offer and help you prepare for the next steps in the buying process.

 

Step 3: Mortgage Application and Property Assessments
After reviewing the entire UK mortgage and protection market, I’ll recommend the most suitable options and submit your application. Your lender will arrange a Valuation Report to assess the property’s value. I’ll also assist you in finding and instructing an expert surveyor to evaluate the property’s condition. If needed, I can help you select a trusted solicitor to begin the legal work.

 

Step 4: Receiving Your Full Mortgage Offer
When your mortgage lender approves your application, I’ll share the exciting news that a full mortgage offer has been made. Copies of the offer will be sent to you, me, and your solicitor to keep everyone informed.

 

Step 5: Exchange of Contracts
At this stage, your solicitor and the seller exchange contracts, making the purchase legally binding. I’ll ensure you and your new home are fully protected as the transaction moves forward.

 

Step 6: Completion and Moving In
Your solicitor will collect the mortgage funds from your lender along with your deposit, completing all necessary payments. And finally, you get the keys to your new home — congratulations on your move!
